Property snagging is not legally mandatory, but it is strongly recommended. Without a professional inspection before handover, you risk accepting a property with hidden defects that become your financial responsibility the moment you sign. Most experienced buyers and real estate professionals in Dubai treat snagging as an essential step, not an optional one.

The cost depends on the size and type of your property. Studios and one-bedroom apartments are at the lower end, while villas and larger properties cost more due to the additional time and scope involved. For new builds, book as soon as you receive the completion notice from your developer, before you sign any handover acceptance documents. For DLP inspections, book at least 2 to 3 months before your 12-month warranty expires. For resale purchases, book after agreeing on the property but before signing the final transfer. The earlier you book, the more leverage you have.

The most common issues in Dubai properties include AC and HVAC defects (the number one issue, often causing hidden mould), water leaks behind walls, faulty electrical wiring, poor waterproofing, cracked or uneven tiling, misaligned doors and windows, and paint or finishing defects. Many of these are invisible during a casual walkthrough and require professional equipment to detect.

The Defect Liability Period (DLP) is a 12-month window after handover during which your developer is legally required to fix construction defects at no cost to you. It starts from the official handover date on the developer's notice, not the day you moved in or collected your keys. Many homeowners miscalculate this and lose weeks of coverage. Once it expires, all repair costs become yours.

Under UAE Law No. 6 of 2019 and RERA regulations, developers are legally obligated to rectify construction defects reported during the DLP.
