The outdoor half of a villa snagging: roof, garden and drainage checked before handover in the UAE

Roof, Garden and Drainage: The Outdoor Half of a Villa Snagging

Ask most buyers what a snagging involves and they picture someone walking through the kitchen and bathrooms with a clipboard, not up on the roof or out in the garden. That picture misses two of the thirteen systems entirely, and they happen to be the two where the most expensive defects tend to hide.

Your villa does not end at the front door. This guide covers the outdoor half of the inspection. The interior half, and the full 3 to 5 hour visit, is covered in our villa snagging process guide, and the UAE Government housing information portal is a useful reference.

Why Outdoor Defects Cost More

Why outdoor roof defects cost more: a drainage fall becomes wall moisture, then finish damage, then a structural problem
One Outdoor Defect, Four Problems

An interior defect is usually contained. A chipped worktop stays a chipped worktop.

Outdoor defects behave differently because they involve water. A roof drainage fall that sends water toward the structure rather than away from it does not stay a drainage problem. It becomes a wall moisture problem, then a finish problem, and eventually a structural concern. An external drainage channel that has been laid without adequate fall does the same thing at ground level.

By the time these issues become visible inside the property, the cause has been developing for months and the repair is no longer a simple one.

The Roof Inspection

The roof inspection in a villa snagging: waterproofing, drainage falls, parapets, flashings, penetrations and copings
The Roof Inspection

The roof scope covers the waterproofing membrane and its condition, including surface integrity and lap joints. We assess roof drainage including outlets, scuppers and overflow provisions for correct falls and freedom from obstruction.

We inspect parapet walls, upstands and flashings for correct detailing and waterproofing continuity, and check roof penetrations where service pipes, ventilation or mechanical equipment pass through, confirming they have correct waterproofing collars and sealing.

We review slope grading across the roof to confirm water drains away from the structure rather than ponding, inspect any solar panel installations for mounting condition and cable management, and check roof-mounted mechanical and electrical equipment for secure installation and weatherproofing.

Balustrades, guardrails and safety provisions are checked for secure fixing, and architectural finishes including copings and fascias are reviewed for condition.

The Landscaping and Drainage Inspection

The landscaping and drainage inspection: irrigation, external drainage, boundary walls, paving, lighting and gates
Landscaping and Drainage

The landscaping scope begins with irrigation: pipework and drip lines checked for visible damage, correct routing and secure connection to zones, and the irrigation controller checked for complete installation and zone programming.

External drainage channels, gully grates and land drains are inspected for correct falls, secure fixing and freedom from obstruction. Boundary walls, garden walls and screen elements are assessed for structural condition, finish quality and capping details.

Hardscape areas including paving, pathways and driveways are checked for correct level, surface condition and joint integrity. Pergolas and shade structures are inspected for secure fixing, material condition and connection to the supporting structure.

External staircases and level changes are checked for stability, handrail provision and finish. Outdoor lighting fixtures are inspected for weatherproofing, secure mounting and conduit protection. Gate motor mechanisms and access control hardware are checked for operational condition, and any external water features are assessed for structural condition, pipework and equipment installation.

Planting beds, mulch areas and soft landscaping elements are reviewed for completion.

Catch It Before You Sign

The pattern is the same outdoors as indoors. A defect documented before you sign the handover is the developer’s responsibility to resolve at their cost, an accountability overseen by the Real Estate Regulatory Agency (RERA). A defect that surfaces months later, once water has been working on it through a full season, is a considerably harder conversation and a considerably larger bill.

Because the outdoor systems are the ones most likely to be skipped in a casual walkthrough, they are also the ones most likely to reach that second stage. A full villa snagging covers them in the same visit as the interior.

Frequently Asked Questions

Does a standard snagging include the roof and garden?

A full villa or townhouse snagging does. Roof and landscaping are two of the 13 systems covered, alongside the eleven interior and whole-property systems, all within the same 500+ checkpoint inspection at no extra charge for the outdoor scope.

Do apartments get an outdoor inspection?

Apartments do not have a private roof or garden, so the inspection focuses on the systems that apply to the property, including any balcony or terrace areas, drainage from those areas, and external glazing and seals, all measured to the same standard as a villa.

What is the most common outdoor defect?

Drainage falls are among the most frequent findings, both on roofs and at ground level, along with irrigation faults, boundary wall finishing issues, and outdoor lighting that has not been correctly weatherproofed. Water-related outdoor defects are the ones that worsen most over time.

Is the outdoor inspection included in the standard price?

Yes. Villa and townhouse snagging from AED 1,400 covers all 13 systems, including the roof and landscaping, within the same visit. There is no separate charge for the outdoor scope, because the roof and garden are part of one complete inspection.
