The UAE handover timeline: when to snag a property before you sign, explained stage by stage

When Should You Snag? The UAE Handover Timeline Explained

Almost every buyer in the UAE now knows they should have their property inspected, yet far fewer understand the handover timeline that decides when. And with snagging, timing is not a detail, it is the whole thing. The same inspection, carried out two weeks apart, can produce completely different outcomes for who pays.

This guide walks through the handover timeline stage by stage. The UAE Government housing information portal is a useful reference on the handover process.

The Handover Timeline, Stage by Stage

The UAE handover timeline in four stages: developer calls, the window opens, the snagging, then you sign
The Handover Timeline

Stage One: The Developer Calls

Your property is complete and the developer notifies you that it is ready, usually with an appointment to collect your keys.

This is the moment to book your snagging, not to start researching it. Handover notifications tend to go out to many owners in a community within the same few weeks, and inspection availability compresses accordingly. If you wait until the appointment is days away, you may find the slot you need has gone.

Stage Two: The Window Opens

Between the property being confirmed ready and you signing the handover documents, there is a gap. Sometimes it is a couple of weeks. Often it is only days.

That gap is the single most valuable period in the entire process, because it is when your position is strongest. The developer is expecting to complete the handover. Anything you document as defective in that period is their responsibility to resolve, at their cost, before you accept the property, an accountability overseen by the Real Estate Regulatory Agency (RERA).

Miss this window and nothing about the defects changes. What changes is that you are now asking rather than requiring.

Stage Three: The Snagging

The snagging in the handover timeline: 13 systems, 500+ checkpoints, 14 tools, 3 to 5 hours, 24-hour report
The Snagging Itself

A professional inspection covers all 13 systems of the property across 500+ checkpoints, using 14 calibrated instruments. For a villa or townhouse this takes 3 to 5 hours on site, and you can see exactly what happens during a villa snagging. Apartments take less.

Every floor and wall tile is tapped with a drum hammer to find hollow areas. Water pressure is measured at every outlet. Every socket is tested for reverse polarity and grounding faults. Airflow is checked at every AC vent against specification. The plumbing, paint, carpentry, doors, windows, structure, roof and landscaping are all inspected, catching the defects most common in new homes.

Findings are documented with photographic and video evidence and delivered in a detailed report within 24 hours, so you have it in hand before your signing date.

Stage Four: Then You Sign

With the report in hand, the defect list goes to the developer. Because each item is documented and, where relevant, backed by a calibrated reading, it is considerably harder to dismiss than a verbal complaint.

The developer resolves the items. You accept the keys, at which point the property transfers through the Dubai Land Department, knowing precisely what you are taking on, rather than discovering it over the following months.

What About After You Have Moved In?

Snag first, sign second: before signing you require fixes, after signing the same list is only a request
Snag First, Sign Second

If you have already signed, an inspection still has real value. You will have a documented record of the property’s condition and a clear list of what needs attention, and many defects may still fall within the developer’s post-handover obligations.

But it is a weaker position than the pre-handover window, which is why the timing guidance is so consistent: snag first, sign second.

Frequently Asked Questions

How long before handover should I book a snagging?

Book as soon as you have an indication of your handover timeline, even before the formal notification arrives. The inspection itself needs to happen in the short window between the property being confirmed ready and you signing, which is often only a few days, so early booking secures your slot.

Can I snag after I have taken the keys?

Yes, and it is still worthwhile. You get a documented record of the property’s condition and a clear list of what needs attention, and many items may still fall within the developer’s post-handover obligations. It is simply a weaker negotiating position than inspecting before you sign.

How long does the inspection take?

Three to five hours for a villa or townhouse, and less for an apartment, covering all 13 systems across 500+ checkpoints with 14 calibrated instruments. The detailed report, with photographic and video evidence, follows within 24 hours so you have it before signing.

Does the developer have to fix what the report finds?

Defects documented before you sign are the developer’s responsibility to resolve at their cost. A professional report with photographic and video evidence and calibrated readings makes that case clearly and credibly, far harder for a developer to dismiss than a verbal complaint.
